Cleaning business insurance

Cleaning business insurance is the package residential and commercial cleaners carry so they can work in other people’s spaces: general liability for client injury and property damage, workers’ compensation for employees, commercial auto for crews between jobs, and coverage for equipment that leaves the shop. Many property managers also want a janitorial bond. It is not a homeowners policy, and it is not a wrap-up.

    General liability

    Third-party injury and property damage while the crew is on site — a client trip, a knocked-over item, a damaged floor, a water leak from the work. Landlords and commercial clients usually want this on the certificate.

    Workers’ compensation

    Medical care and wage replacement for covered employee injuries — slips, strains, chemical exposure. California employers with employees generally must carry it; Texas is elective, but commercial accounts still often require it by contract.

    Commercial auto

    Crew vans and trucks moving people, equipment, and supplies between jobs. A personal auto policy typically excludes that use.

    Equipment and a janitorial bond

    Machines and supplies damaged or stolen on a job are not a GL claim. Ask for inland marine or business personal property. Commercial clients often also require a janitorial (surety) bond; a bond is not a substitute for insurance.
