    WHAT IT COVERS

    What the policy responds to

    Builder’s risk covers the physical structure and on-site assets. Unlike general liability, which responds to third-party claims, this is first-party property coverage on the project itself.

    Work in place

    The structure as it is built, valued on the completed value of the project rather than a spend-to-date figure.

    Materials and equipment

    Materials on site, and — where the form allows — in transit and in temporary storage off site.

    Theft and vandalism

    Jobsite theft of materials and installed fixtures, which is the most common builder’s risk loss by frequency.

    Temporary structures

    Scaffolding, forms, fencing, and site trailers, subject to the sublimits on the form.

    WHAT IT IS

    Valuation is the whole argument

    A remodel budget is not the same as an exposure. On a renovation the existing structure does not disappear during construction — it is still standing there, and it is still at risk, which is why lowering an existing-structure value mid-term usually gets declined.

    No law requires builder’s risk. Lenders and project owners do, almost always before the first draw. The cost depends on project size, duration, construction type, and location.

    A $700K remodel budget does not always mean $700K of exposure — and it can just as easily mean more.
