    What is wrap-up insurance?

    Wrap-up insurance is a project-specific insurance program used mainly for construction projects. Instead of relying only on separate policies from each contractor and subcontractor, a wrap-up can place eligible on-site participants under one coordinated insurance framework. Wrap-up programs are commonly structured as OCIP or CCIP, and coverage, enrollment, limits, exclusions, and claims procedures are defined in the wrap-up program and project documents.

    A wrap-up program is project-specific. Common components may include project general liability, excess or umbrella liability, workers’ compensation where allowed, employers’ liability, and a completed operations period, along with contractor enrollment, payroll reporting, and claims and safety procedures. Builders’ risk, professional liability, pollution liability, commercial auto, and off-site fabrication, storage, or transportation may be separate or handled through related policies.

    OCIP vs CCIP: two common wrap-up insurance structures

    Wrap-up insurance is usually structured as either an Owner-Controlled Insurance Program or a Contractor-Controlled Insurance Program. Both can centralize eligible project coverage — the main difference is who sponsors and manages the program.

    OCIP (Owner-Controlled Insurance Program)

    An OCIP is sponsored and managed by the project owner. The owner’s team or program administrator arranges the project insurance framework, enrollment, and claims coordination. OCIPs are common on owner-led large projects, campus builds, and public projects.

    CCIP (Contractor-Controlled Insurance Program)

    A CCIP is sponsored and managed by the general contractor or construction manager. The GC or CM team arranges and administers the project insurance framework for eligible enrolled parties. CCIPs are common on contractor-led projects, CM-at-risk, design-build, and repeat programs.

    Related construction policies that may sit outside the wrap-up

    A wrap-up program does not replace every construction insurance need. Some exposures may remain on separate policies or require coordination with related coverage, including general liability, workers’ compensation, and commercial auto.

    Builders’ risk insurance

    May help cover buildings, materials, and equipment during construction after covered property losses. Often coordinated with the project insurance plan, but not the same as wrap-up liability coverage.
