Property insurance

Commercial property insurance covers the building, tenant improvements, furniture, equipment, and inventory after covered physical losses such as fire, theft, or vandalism. It is the property side of a business program. It is not builders risk for a project under construction, and it is not general liability for someone else’s injury.

    Buildings

    The structure you own, or the tenant improvements you are responsible for, after covered fire, vandalism, or weather — subject to the form and any ordinance-or-law terms.

    Business personal property

    Furniture, tools, electronics, and equipment used in the operation. Inland marine may still be the better fit for tools that leave the premises.

    Inventory

    Stock that is lost, damaged, or stolen in a covered cause of loss. High-value or spoilage-prone inventory often needs a specific conversation.

    Equipment breakdown

    Machinery and equipment failure is often an endorsement or a related form, not an automatic part of every property policy. Ask before you assume it is included.

    WHAT IT IS

    Business income, and the construction exception

    Business interruption / business income can reimburse lost income and continuing expenses after a covered property loss — if it is purchased.

    A building under construction or gut renovation usually needs builders risk, not (or not only) a standard commercial property form.

    Share location, construction, occupancy, values, and any lender or lease requirements. Property is often required by a landlord or lender even when the statute does not require it.
